How rental income is taxed in Slovenia

Income from renting out property is taxed separately: a flat 25% rate applies and the income is not added to your other income, such as your salary.

The base is not the whole rent — the law recognises 10% standardised expenses, so tax is charged on 90% of the rent received. At €800 a month that is €9,600 of annual rent, €960 of expenses, a base of €8,640 and €2,160 of tax.

Utilities (water, electricity, heating) that the tenant pays directly or reimburses to you are not your income. What matters is that your records keep them apart from the rent — that separation is what saves you from guessing at filing time.

When to file, and who files

If you rent to an individual, you file the return yourself by 28 February for the previous year, through eDavki or on the FURS form. The assessment with the amount due arrives later.

If you rent to a company or a sole trader, the tenant normally withholds and pays the tax when paying the rent — in that case you do not file for this income yourself.

Standardised or actual expenses

The calculator uses standardised expenses because that is what most landlords claim — they are recognised automatically, with no receipts to keep.

If your actual maintenance costs were considerably higher, ask a tax adviser or check the conditions with FURS before claiming them; you will need invoices and proof of payment.

How much tax do I pay on €600 of rent?+

At €600 a month the annual rent is €7,200. Standardised expenses are €720, the tax base €6,480, and the tax at 25% is €1,620 a year, or €135 a month. You keep €5,580.

Do I pay tax if I only rent out a room?+

Yes. All income from renting out property is taxable — a room, a garage, a parking space or a whole flat. The same goes for renting to a flatmate.

What if I only rented for a few months?+

Tax is charged on the rent you actually received. Pick the monthly period in the calculator and set the number of months you really collected rent.

Is this calculation official?+
